No. We don’t charge any fees or a commission to work with you. We simply make you an offer on your property after assessment and if you’re happy with it, we will move forward with the quick house sale. In fact, we won’t require that repairs, home inspections, or clean-up be done! We can also take care of most liens or unpaid taxes that may be held against your property.

No. We actually don’t consider properties that are listed with an agent due to the limitations you’d be bound by with a listing agreement. One of the benefits of working with us for a quick house sale is that we can move swiftly, and make a decision to buy your property immediately. The only parties involved are you and us. Realtors are subject to the market, and your house may or may not sell right away, especially if the property is in any state of disrepair. You’ll also avoid having to pay a commission to a Realtor.

When we put an offer together, we consider a variety of factors, as with any property. Every property has different determining features that go towards an evaluation. Some of these considerations include:

  • Condition/cost of repairs
  • Size and acreage
  • Age of the home

  • Curb appeal
  • Available comps for the area

You’re in the driver’s seat on this. We can close as close to your chosen time period as possible. The only thing out of our hands will be the amount of time the title company requires to process the paperwork. While these typically take a few weeks to process, some can require more time, while others require less. We do our best to meet your desired timeframe, whatever it may be!

As real estate transactions must be recorded by a title company, escrow company, or real estate lawyer, we have to work within those parameters. Funds are deposited or wired into the title company & upon the completion of the sale you can pick up the check, have it mailed, or wired directly into your bank account.

We can! We may even be able to help you avoid foreclosure. Contact us right away so we can assess the situation. We can potentially negotiate with your bank and help you keep the black mark of a foreclosure off your credit, and save you from the related possible tax liabilities that can come with a foreclosed property.

We’ll honor the lease in place, and are usually happy to extend it. Our properties are well-managed, and your tenants will be treated with respect.

Of course not. If you’re not happy with the offer, don’t accept it! We put together our quick house sale offers in good faith. Our experience leads us to make fair offers, taking everything into consideration surrounding your property. However, if you choose not to accept it, that’s perfectly okay – and, if you change your mind down the road, we’ll still be here!

This one is a bit trickier. For a settled divorce, if you have the property, we will need to see the divorce decree, and may need a signed deed depending on the circumstances. If both parties are on the deed, we’ll need both parties’ approval. However, we can arrange for separate signings if necessary. You may wish to confer with your lawyer to make sure you’re not unintentionally doing anything that could have negative consequences on your divorce settlement. We will always do our best to help in any situation.
